The procedures that occur at the end of a lease are complex and almost always require advice from a solicitor. There are however a number of tactical options open to both landlord and tenant. It is vitally important that both landlords and tenants consult a surveyor at least twelve months before the end of a lease to discuss the options for the method of terminating the lease and the renewal of the lease by either party.

We liaise closely with lawyers in respect of ensuring that either landlord or tenant has their position protected when they come to the end of a commercial lease period. There are many pitfalls for both parties and it is important to take advice at an early stage.
We are able to offer advice on the compulsory acquisition of commercial and residential property, including the negotiation of business and domestic disturbance claims and, if required, negotiations for the fall in value of property where no land is taken following the construction of a major building project or road. In proper compulsory purchase proceedings most of the fee is usually paid by the acquiring authority.
